Knowing your wood - The first step in making your flooring look new again is determining what type of wood floor you have; solid or engineered. Engineered wood requires a bit of background knowledge before proceeding to fully sanding them back. Solid wooden floors consist of real wood from top to bottom and can be sanded almost endlessly without any problem. However, engineered wood is constructed differently and needs to be handled carefully as a result. All engineered wood flooring has a top 'wear layer' of real wood which is bonded to multiple layers of plywood underneath. This top layer could be 6mm thick, 4mm or even as thin as 3mm. Each time the floor is restored through sanding around 1mm of that layer is stripped off. Eventually the wear layer will vanish and the plywood base will be exposed, so it’s important to understand how much real wood you have to work with before getting started.

Knowing the finish - Understanding what finish is already applied to your floor is equally important. Lacquered floors are not able to be re-coated without first sanding the floor back fully to remove all pre-existing coats. This process will help to remove scratches and small marks in the wood before fresh finish is applied in 3 coats. By comparison, oiled or waxed floors can be sanded lightly and refinished with a fresh coat of oil. This is because these finishes are designed to absorb into the wood rather than setting hard on the surface like a lacquer. Both sanding and refinishing should be completed carefully, and ideally by professionals.

Cleaning wooden flooring - Once the floor has been refinished or recoated, ongoing maintenance is required in order to keep it looking fresh. Regular sweeping or vacuuming will remove all dirt, grime, dust, and other particles that might leave scratches in the floor. From time to time cleaning the floor with a slightly damp mop and a specialist wood floor cleaner will revive it.
